Choosing a builder for your new home is important and can be time consuming. If this is your first time having a home built, you may not know all of the questions you should be asking. While the list of questions goes on and on, here are 3 Must Ask questions that you should ask when considering a builder.
What are your standard features?
All builders have standard features included in their base price. What you see in a display home is most likely far beyond the standards that are included in a base price home. Make sure you ask for a list of standard features and begin your comparison of builders from there. For example, one builder may include rounded corner bead drywall as a standard and another may charge an extra fee for that particular option.
What is the warranty and does it include a walk thru?
Builders offer different degrees of warranty and handle them in different manners. You wouldn’t purchase a new car without a warranty and the same goes for a new house. Make sure you find out the standard warranty that is included and how many walk thru’s with the builder you will be given. Industry standard would include a walk thru prior to closing, a 30 day list and a one year list.
How many years have you been building homes?
Experience is key when building homes. Following the blue prints and applying theory is great, but nothing beats the ‘street smarts’ that come with experience. Being able to handle weather changes, the pressure of time lines and deadlines, and the inevitable ‘bumps in the road’ is crucial in getting your home built on time and in budget. Find out about your builders experience.
These are just a few of the many questions you should be asking potential builders of your home. Remember, your time with the home will last long after the builder has moved on. It is important that you are happy every step of the way.
